LOCATION
The site is conveniently located within the small village of Rampton just north of the A14 trunk road which links onto the M11 and A1.

The site has access via Cow Lane and is situated on the outskirts of the village with open farmland to the side and rear.

Warehouse / Packaging Building

This adjoins the office building with direct personal access and comprises a ten bay steel framed building 11.76 m wide x 45. 432 m long and 4 m eaves height.  This has a concrete floor and 1.8m blockwork wall and insulated plastisol sheeting to the upper section.

This building has wall mounted calor gas heaters (currently disconnected) and sodium lighting within the roof. There are 3 side personal doors and vehicular entrance door 4.3 m wide x 3 m high.

Beyond the main packing shed is a further four bay extension 11.9 m wide x 20 m long and of similar steel framed construction with two roller doors to side(2.7m wide x 3.5m high). Within this section is a small store of block construction 4m x 2.7m.

General purpose building
Beyond the packaging buildings are three Balsham built general purpose buildings 36.7m  deep x 15m wide of which two are fully utilised cold stores with capacity of 800 tons each whilst the third building has one cold store measuring 18m x 15m with a capacity of 400 tons and a smaller cold store 18m x 11m with capacity of 250 tones although this only has access from within the packaging shed.

Outside
Extending along the front of all the buildings is an extensive concrete hardstanding area together with access and expanse of grass alongside incorporating recessed parking areas.

Services
Mains electricity, single and three phase together with water and mains drainage are connected to the property with the offices heated by night storage radiators and the packaging shed by wall mounted calor gas heaters (currently disconnected).

Located to the rear of the packhouse within its own building is a modern 250 KVA diesel generator for emergency power supply for the packhouse and could used for the cold stores if required subject to additional wiring.  The generator has its own independent diesel tank alongside.

Outgoings
Due to the property’s rural location the grounds are subject to a nominal drainage rate to the local Internal Drainage Board.

As the property is entirely for agricultural purposes it is currently not rated for Business Rates.

Lease Terms
The property is available for immediate possession on terms to be agreed. The premise can be let either as a whole or the subdivision of various elements may be considered.


GENERAL

The site also has an operators licence for two lorries between the hours of 7am and 9pm but no time restrictions for external suppliers.
